When putting your home on the market, Sellers have many questions regarding the showing appointments through Centralized Showing Service (CSS).  Below are the 10 most frequently asked questions:


Q: Do I need to be out of the house during a showing?
A: No.  Realtors can’t always keep to their schedules.  It’s best to plan to leave the house when the agent actually arrives.


Q: How much notice will I get before a showing?
A: NORMALLY you will receive a call at least an hour prior to showing.  However, there will be times when an agent may be in your neighborhood to show another property and the buyer may ask to see yours as they drive by.  If the agent calls CSS with a request to show the property immediately, please be flexible.  If you need to have a few minutes, tell CSS they can show it in 10 minutes or so. 


Q: What do I do if the buyer starts to ask me questions during a showing?
A: Try to avoid conversation with a buyer. If they ask you questions do not volunteer more information than they ask for.  Politely suggest that they have their agent contact us for details.  We recommend that you not discuss price as it may reduce our negotiating ability when we get an offer.


Q: How many showings can I expect per week?
A: If your price is “On Target” you should have good traffic through your home.


Q: Will I get feedback from each showing?
A: We’ve found that agent response to requests for feedback is very low.  We place a call to each agent who shows your home but we can’t predict the results.  We will call you with every response we receive.


Q: What do I do if a member of my family is ill one day?
A: Feel free to contact CSS and tell them your home is not available for showings that day.


Q: What do I do if I have company during a showing?
A: Buyers are likely to hurry though a home if there are other people inside. Try to plan an outing during the appointment time. 


Q: What do I do with my dog during a showing?
A: We suggest you cage your dog, put him outside, in the garage or in a utility room.  You may want to leave a dish of doggie treats for agents to give your dog if he tends to bark.


Q: Will there be showings on a rainy day or on a holiday?
A: Yes. We have provided you with a sign to place at the entrance to your home, asking buyers to remove their shoes.  Be sure to place a mat at your door so buyers don’t track-in your home. The only holidays that CSS will be closed are Christmas Day, Easter Sunday, New Year’s Day, and Thanksgiving Day.


Q: What are the normal showing hours?
A: Usually homes are shown between 9:00 a.m. and 8:00 p.m.  On rare occasions if the agent is with a buyer who has limited time and is ready to make an offer we will make special arrangements with you to show outside the normal showing hours.
